n international automotive brand was preparing to vacate its existing showroom, management office building, and service facility, including the external yard. To ensure a smooth transition for the incoming operator, our team was commissioned to perform a full measured survey of the property using advanced 3D laser scanning technology. The objective was to document the exact ‘as-is’ condition of all structures and produce accurate architectural drawings for redesign and space-planning purposes.
Scope of Work
The assignment included the detailed survey and documentation of the following:
- main showroom building (interior & exterior)
- Management and administrative office areas
- Workshop / service building with all functional zones
- External yard, circulation routes, parking, and utility areas
- Structural, architectural, and visible MEP components required for design reference
The final deliverables required precise, engineering-grade architectural as-built drawings and 3D models to allow the incoming brand to accurately plan the redevelopment works.
Methodology
To capture the full geometry of the premises, we deployed 3D terrestrial laser scanners capable of recording high-density point clouds with millimetric accuracy. Our workflow included:
- Systematic scanning from multiple stations to ensure full coverage
- Registration and merging of point clouds into a unified dataset
- Extraction of floor plans, sections, elevation drawings, and spatial dimensions
- Creation of clean, CAD-ready as-built documentation reflecting the true condition of the property
- Delivery of 3D point cloud files for future reference and design coordination
This approach provided a fast, non-intrusive, and highly accurate documentation method without disrupting ongoing operations.

The client received a complete package of design-ready materials, including:
- 2D Architectural As-Built Drawings:
Floor plans, reflected ceiling plans, sections, elevations, and site layout. - High-resolution 3D Point Cloud Dataset for engineering and BIM integration
- Digital inventory of spaces to support functional planning for the new operator
- Fully documented site measurements enabling precise redesign, fit-out, and branding work
